2. Why should I consider airspace development for my building?

It’s one of the most effective ways to unlock hidden value without selling the whole property or disrupting residents’ homes.
Funds from the development can be used to carry out building upgrades, reduce future maintenance costs, and enhance the long-term performance and appearance of the property.

3. How disruptive will the works be for existing residents?

We carefully plan and manage every project to minimise disruption.
Where possible, we use modern methods such as off-site or modular construction to shorten build time and reduce on-site noise.

4. Will the service charge go up for existing residents?

5. Is the building structurally capable of supporting additional floors?

If the building cannot safely support additional weight, the project would not proceed.

6. How long does a typical airspace development take?

Project timelines vary depending on local planning policies and design complexity.
On average, you can expect:

• Feasibility & planning: around 6–9 months

• Construction & completion: around 9–12 months

If an off-site modular solution is feasible, the time on site can often be reduced to as little as 3–6 months, significantly minimising disruption for residents and neighbours.
Exact timescales are confirmed after the initial rooftop assessment and planning review.

7. If I choose to sell the airspace outright, when will I receive payment?

If you choose the outright purchase route, payment is typically made shortly after planning consent is granted and legal formalities are completed.
This provides a quick and straightforward way to release capital without taking on any development risk.

8. If I choose the joint-venture route, what kind of return can I expect?

Our joint-venture model allows you to share directly in the profits from the completed development.
While it takes longer than an outright sale, you will hold the larger share of the profit, reflecting your ownership of the building and the airspace rights.
We fund and manage everything from design and planning to construction and sale, ensuring full transparency throughout.

9. What guarantees and warranties will be provided once the development is complete?

Every new home we build is covered by a 10-year structural warranty and delivered with full Building Control sign-off and compliance certificates.
We also provide a new roof warranty and ensure that communal areas and services are upgraded and fully certified upon completion.

10. Can existing residents stay in their flats during the build?

Yes — they absolutely can and will stay in their flats.
Our developments are designed and managed so that residents can remain safely in their homes while works take place.

• In a joint venture, ownership is shared based on agreed profit or equity splits, with proceeds distributed after completion and sale.
All ownership and legal arrangements are defined clearly within the contract before works begin.

13. How do I know if my building is suitable for airspace development?

We offer a free initial feasibility assessment.
Our team reviews planning history, structural layout, and roof configuration to determine whether your building is a strong candidate.
You’ll receive a summary of development potential, likely unit mix, and commercial options — all at no cost or obligation.
