Process Overview
A trusted process - clear, considerate, and expertly delivered from first conversation to completion
1. Getting to Know Your Building
Every project begins with a friendly conversation.
We take time to understand your building — its layout, ownership and history — and explain how airspace development could benefit you.
4. Agreeing the Way Forward
When the outline feels right, we prepare Heads of Terms and appoint solicitors.
This stage defines the commercial structure, upgrade commitments, timescales and responsibilities, giving everyone full clarity before planning begins.
You’ll have a dedicated point of contact throughout.
7. Completion and Value Realisation
On completion, we provide full warranties, certifications and a clean handover.
For joint-venture projects, your profit share is distributed once the new homes are sold.
The outcome is a refreshed, higher-value building — and a trusted partnership built to last.
2. Exploring the potential
Our team carries out a focused rooftop review to assess planning opportunity, structure and access.
You’ll receive a clear picture of what could be achieved and how the new homes would enhance both the look and value of the existing property — all before any commitment.
5. Design and Planning
From here, you can relax and let us handle the detail.
Our architects and consultants take care of surveys, design, daylight/sunlight, fire strategy and all liaison with the local authority.
You’ll receive milestone updates — and, if your agreement involves completion on planning grant, we finalise the purchase as soon as consent is secured.
3. Shaping the Proposal
We outline a tailored proposal — either an airspace purchase or a joint-venture partnership.
Together, we refine the structure so it feels transparent, balanced and aligned with your goals.
Each proposal details our investment in building upgrades and the overall uplift it creates.
6. Build and Upgrade
With planning in place, we deliver the works with professionalism and care.
Our construction team renews the roof, completes the agreed communal improvements and builds the new homes using modern, low-disruption methods.
Quality, safety and resident comfort remain central throughout.
